Homeownership Opportunities
Santee-Lynches Community Development Corporation (Santee-Lynches) is the only community development organization in South Carolina that participates in the national Rural Home Loan Partnership (RHLP). Through this program, Santee-Lynches develops homes for low-income families, and helps them acquire the financing they need to become first-time homebuyers. Since beginning this program in 1999, it has enabled six low-income families to become homeowners, and plans to place eight more families into homes during 2002.

Santee-Lynches recently launched two initiatives that will further help low- and moderate-income families. Through its lease/purchase program, clients with past credit problems can lease a home with the ultimate goal of owning it. Santee-Lynches is building two homes to be sold through this program. It has also begun a purchase/rehab/resale program, through which it buys homes in disrepair, rehabilitates, and sells them to low-income families.

The organization is planning ahead as well: this year it is developing a Property Mangement Company to better assist low-income renters in their transition to homeownership, and in 2004 Santee-Lynches is planning to create its own construction company to create jobs and better control costs and construction timelines for its projects.

Santee-Lynches also rehabilitates homes for the very low-income elderly and people with disabilities. Since 1997, it has rehabilitated more than 300 homes.

Affordable Rental Housing
Santee-Lynches has co-developed apartment complexes providing affordable homes for more than 300 families. It provides supportive services to residents, including after-school and drug and alcohol awareness programs, and is strengthening its capacity to manage properties and provide additional services to residents.

Economic Development
The organization is developing the Bracey Plaza shopping center in the economically depressed Fort Sumter area in an effort to revitalize the area.  Comprised of three buildings, the center will provide nearly 15,000 square feet of commercial space for entrepreneurs and businesses.  Part of the project involves providing technical and business advice to local business start-ups.  It started construction on the center in late 2002.
