STRATEGIES & ACCOMPLISHMENTS
In total, NHSDC has constructed 45 single family homes and 16 multi-family units, and has rehabilitated 61 owner-occupied units for the benefit of low- to moderate-income families. NHSDC is also actively involved in community economic development projects. In 1987, the organization helped to pull together financing for the expansion of a local pecan shelling plant. In 1996, NHSDC acquired and rehabilitated a 28,000 square feet commercial office space in Carrizo Springs that is leased to the Mid Rio Grande Development Council (MRGDC) and a Dollar Store. This commercial space has been a healthy, new source of unrestricted property management and rental income for NHSDC. In 1999, NHSDC acquired and renovated an 18,000 sq. ft. commercial space in Uvalde, converting it to administrative space it leases to the Middle Rio Grande Work Force Development Board, with construction and mini-perm financing provided by Rural LISC.
Key Accomplishments/Undertakings during the past few years include:
- Completion of a 16-unit rental complex for low-income and elderly families in the rural Texas community of Encinal.
- Further development of the Agri-Plex, an agricultural incubator for which greenhouse construction was recently completed. An initial LISC recoverable grant leveraged HHS Office of Community Service funding for the start-up of the project. Last year, NHSDC was awarded a $40,000 grant by USDA to cover the cost of a market feasibility study and prepare a business plan for a regional hydroponic/organic crop greenhouse cooperative venture.
- Worked with the Border Patrol to plan a 36-unit multi-family apartment complex in Carrizo Springs.
